Owners are expected to tell the team about material changes. Availability is still owner-confirmed because external calendars can be delayed.
What the badge does not mean
It is not a government certification, a guarantee of availability, an escrow service, a promise that every risk has been removed, or a substitute for reading the property's rules and terms.
Guest checklist before payment
Confirm the exact unit or room, dates, complete total, deposits and fees, cancellation terms, payment recipient, check-in instructions, and a reachable local contact. Do not send money only because a listing appears in a social media post.
How a request becomes a booking
1) You send your dates and group details. 2) The team or owner confirms availability. 3) You receive the total price, rules, and payment instructions in writing. 4) You decide whether to proceed. The current site prepares a request email; it does not hold guest funds or provide escrow.
For property owners
Apply through the stays directory, wait for review, and provide only the evidence requested. Do not paste private calendar URLs or account passwords into a public form. Calendar connections belong in a secure owner dashboard when that feature is implemented.
